How
Air Duct Cleaning & Sanitation is Performed

The most effective way to clean air ducts and ventilation
systems is to employ Source Removal methods of cleaning. This
requires a contractor to place the system under negative
pressure, through the use of a specialized, powerful vacuum.
While the vacuum draws air through the system, devices are
inserted into the ducts to dislodge any debris that might be
stuck to interior surfaces, including corners and other hard to
reach areas. The debris will then travel down the ducts to the
vacuum, which removes it from the system and the house or
building with no dust entering into the occupied space. . The
technicians will also hand wash each of your registers. The
final steps are to clean the trunk line, plenum, furnace, heat
exchanger, evaporator coil, condensate drain pan, blower
housing, motor and wheel.

When replacing the air filter, we will recommend what type of
air filter is best for your system, and the best location in the
duct work or furnace.
Sanitizing
After the ducts, main trunk lines, and coils have been cleaned
of debris and the system is still under vacuum pressure, an EPA
registered anti-microbial solution or biocide
(sanitizer/deodorizer) is fogged into each duct run and applied
to each coil. These solutions are capable of destroying smoke
odor, either from cigarettes or from fire, killing odors from
rodents and rodent feces and urine, and neutralizing mold and
bacteria.
Controlling moisture is the most effective way to prevent
biological growth in all types of air ducts. There may be
circumstances that have caused air ducts to be severely
contaminated with mold. To prevent re-growth it may be necessary
to replace the contaminated duct.
Dryer Vents
Diversified Mechanical Maintenance also cleans dryer vents. Most
dryer damage and fires can be prevented with the proper vent
maintenance. When a dryer vent becomes clogged with lint, it is
inefficient, resulting in longer drying times. This will result
in more energy use. In addition to clogging the dryer vent, lint
is also combustible. According to the U.S. Consumer Products
Safety Commission, there were an estimated 18,000 dryer fires in
2001, resulting in 26 deaths, 420 injuries, and approximately
$89.6 million in property damage. Take this preventative measure
